Condo sales in the narrow residential pocket between Sukhumvit Soi 63 and Ekkamai BTS station jumped 31 percent in the first half of 2026 compared with the same period last year, according to agency transaction logs.
The shift matters now because new office clusters along the Sukhumvit corridor and the scheduled 2027 opening of the Orange Line MRT extension have shortened commutes for software engineers and designers who previously lived farther east in Lat Phrao or north in Ari. Rents that stayed flat through 2024 have climbed steadily since January as firms expand headcounts in the Asok and Phrom Phong business districts.
Local anchors pulling in residents
Two venues anchor daily routines for the new arrivals. The Hive Sukhumvit 23 offers 24-hour desks and evening networking events that fill with staff from nearby co-working tenants, while the refurbished Gateway Ekamai mall added a 1,200-seat food hall in late 2025 that stays busy past midnight with grab-and-go options from vendors previously based in Thong Lo. Both sit within a seven-minute walk of the sois where older shophouses are being converted into 20- to 30-unit low-rise projects.
CBRE Thailand data released in June showed average asking prices for new one-bedroom units in the pocket reached 142,000 baht per square metre, up from 119,000 baht in December 2024. Studio listings on the secondary market now average 4.8 million baht, with 68 percent of buyers aged 25 to 34 according to the same report.
Next steps for buyers
Agents at Hipflat and DD Property advise checking title deeds for the remaining single-house plots on Soi 63/1 before the next round of BTS fare adjustments takes effect in October. Those plots are expected to see permit applications rise once the Metropolitan Electricity Authority finishes its underground cabling work along the main road later this month.
