Pak Nam property prices surge as investors abandon central Sukhumvit.
Once overlooked, the riverside suburb of Pak Nam is seeing rapid property price gains as buyers look beyond Bangkok’s central Sukhumvit strip.
How we reported this
Just east of Sukhumvit’s high-rise heart, Pak Nam is fast turning heads as the Chao Phraya’s curves bring renewed life-and price momentum-to this coastal-edge suburb. New data shows asking prices for prime condos along Sukhumvit Road in Pak Nam and the river-facing clusters near Samut Prakan Pier have jumped over the past year, making the area one of 2026’s surprise investment stars.
The timing is hard to ignore. With a fresh extension of the BTS Green Line, rapid renewal around the ancient Pak Nam Market, and intensifying competition for central Sukhumvit stock, Pak Nam’s blend of heritage waterfront, views and improving transit links is translating into real-world gains. Buyers seeking value are now moving two stops past the On Nut bottleneck and crossing the iconic intersection at “Big C Samrong”-not just counting on city-fringe discounts, but banking on lifestyle and long-term appreciation.
Riverside Revamp: Pak Nam’s Return
Local anchor points underline the shift. The Sukhumvit Soi 113 approach funnels traffic toward Samut Prakan City Hall and the Pak Nam Observation Tower, a 179-metre landmark completed in late 2025. On weekends, crowds queue for sky-high views spanning Bang Krachao and the Gulf, while the revitalised Pak Nam Market, a century-old riverside hub, has seen a fresh injection of new tenants and mid-tier eateries. According to CBRE Thailand’s latest midyear survey, investor interest in river-view units has outstripped central Sukhumvit’s by double digits, as buyers eye rental yield premiums near the ferry wharves and market district.
Nearby, the completion of the Praksa ferry dock and its integration with public bike paths gives residents a rare blend of Bangkok water transport and easy green access, unique to this segment of greater Sukhumvit. Developers are moving fast: plans for The Riverine Pak Nam, a mid-rise condo overlooking the Fishing Port, were unveiled by AssetWise in March 2026, with presales drawing queues down Soi 111. Secondary activity hasn’t lagged. Agencynet, one of the area’s largest property brokers, says browsing and inquiries for waterfront apartments on Chao Phraya-facing stretches doubled between January and June 2026.
Price Moves and Market Momentum
Pushed by demand, median resale prices for 1-bedroom river-view units in Pak Nam hit THB 96,000 per square metre in June, up from THB 79,000 just a year ago, according to data compiled by Hipflat. That 22% annual price jump leads all neighborhoods tracked outside Asoke-Thonglor corridor and has outpaced increases seen in more established Sukhumvit sections closer to Ekkamai. For buyers with longer horizons, several mid-rise launches, including SERIO Sukhumvit-Pak Nam and Aspire Erawan, have reported over 70% of stock reserved at launch.
The bet isn’t only on new builds. Ground-floor shophouses along Sukhumvit Road near Pak Nam Chatuchak market are drawing attention from food & beverage operators targeting riverfront foot traffic. Market analysts point to Pak Nam’s grip on both urban convenience and true waterfront living-there’s simply no direct competition this close to a BTS line and the Gulf’s breezes.
For would-be investors, experts suggest keeping close tabs on planned infrastructure upgrades, particularly the 2027 reopening of the Bangpoo seaside park and continued expansion of water taxi services. Serious buyers are urged to scout sites during off-peak hours and inspect flood resilience measures, as riverside inventories remain susceptible to seasonal high tides. With rents now trending above THB 18,000 per month for view units, Pak Nam’s trajectory looks set to reshape the Sukhumvit periphery for years ahead.
