Average rents for modern one-bedrooms now range between THB 18,000 and THB 23,000, according to data published by DDproperty and Hipflat. These rates consistently undercut neighbouring Thonglor by nearly 35%, making the district especially attractive to first-time buyers and renters priced out of central Sukhumvit.
Developers are taking note: Sansiri’s XT Ekkamai-technically straddling Phra Khanong-recently achieved an 88% sell-out rate on launch, while Origin Property’s Knightsbridge Sky River Ocean on Sukhumvit 50 has strong take-up among both Thai and foreign professionals under 35, according to sales agents.
What’s Next for Would-Be Buyers and Renters?
The forward trajectory remains bullish as the city’s inner-ring infrastructure-particularly the onset of the new Yellow Line monorail at Samrong-makes living further afield more practical. Analysts expect land prices near Phra Khanong to rise by 6-8% annually through 2028, based on JLL projections. For young professionals, the advice is blunt: the window for affordable entry is narrowing as the once-overlooked enclave cements its identity as Sukhumvit’s latest professional playground. Early movers locking in a purchase or a longer-term lease are best poised to benefit as the pocket matures.
