The change arrives as riverside land values in adjacent Charoen Nakhon have climbed 18 percent since January 2025, pushing developers to scout cheaper parcels one stop further upstream. Khlong San still holds large pockets of two-storey shophouses and small warehouses, yet it sits directly across the river from the expanding Iconsiam retail complex and the new MRT Purple Line extension due to open in late 2027.
Street-level shifts already visible
Along the western end of Charoen Krung Road, three older warehouses have changed hands in the past four months at prices between 42,000 and 48,000 baht per square metre. The Khlong San Community Market on Soi 12 now sees weekday foot traffic from workers clearing sites for a 120-unit townhouse project approved under existing rules. Further east, the Riverfront Revitalization Initiative run by the Bangkok Metropolitan Administration has installed new lighting and drainage along the 800-metre stretch between Taksin Bridge and the old rice-mill pier.
Land Department data for the first half of 2026 shows average condominium resale prices in Khlong San at 52,000 baht per square metre, compared with 78,000 baht in neighbouring Khlong Ton Sai. Only 14 percent of plots in the target rezoning zone currently carry commercial or mixed-use zoning.
Next steps for buyers and owners
Property owners inside the proposed boundary can submit objections until July 18 at the district office on Charoen Nakhon Road. Prospective buyers should verify flood-zone maps issued by the Royal Irrigation Department before signing any deposit, as several blocks remain classified under the 2023 flood-risk overlay. Local agents at the Khlong San Property Association recommend completing due diligence by the end of this month ahead of the council decision.
