Returning buyers are driving faster sales and higher offers on riverside units as listings tighten.

Investor groups have re-entered the Riverside Bkk market in the past six weeks, pushing average offer prices on river-view condos up by 12 percent since early June. Multiple bids now appear on units listed under 45 million baht within days of release, according to sales logs from three agencies tracking the Chao Phraya corridor.
The shift follows months of subdued foreign inflows that left many mid-tier projects with unsold inventory. Local developers report that renewed interest from Singapore-based funds and domestic high-net-worth buyers has coincided with clearer signals on interest-rate stability, prompting quicker decisions on units that sat for 90 days or longer earlier this year.
Competition spreads along key corridors
Properties near the Riverside Promenade on Charoen Krung Road and the new Khlong San Link development have seen the sharpest pickup. The Riverside View Tower, completed in 2023, recorded four units changing hands in the last fortnight at prices 8 to 15 percent above March asking levels. At the same time, the Bkk Riverside Association’s monthly networking sessions have drawn larger crowds, with agents noting that repeat investors are now competing directly against first-time local purchasers for two-bedroom layouts under 80 square metres.
These two locations sit within a 15-minute drive of the Icon Riverside ferry pier, a transport hub that continues to support rental demand from corporate tenants relocating from central business districts. Agents say the combination of transport access and limited new supply in the immediate vicinity has concentrated bidding activity on existing stock rather than off-plan purchases.
Price data and transaction pace
Transaction records compiled by the Riverside Bkk Property Registry show 87 condo sales closed in June, up from 61 in May. The median price per square metre reached 138,000 baht, compared with 123,000 baht recorded at the end of the first quarter. One three-bedroom unit at the Riverside View Tower sold on 28 June for 52 million baht after three competing offers, the highest recorded price for that building since its handover.
Buyers entering now should verify completion status and strata fees on any shortlisted unit before submitting offers, as competition has shortened the window for due diligence. Checking recent comparable sales through the registry remains the most direct way to calibrate bids against current momentum.
