The Bangkok Metropolitan Administration opened the first section of the Riverside Expressway Link on 2 July 2026, connecting Charoen Krung Road directly to the Thonburi side of the river and cutting travel times for commuters heading toward ICONSIAM.
The project matters now because private developers have already submitted 12 new residential applications to the Bangkok Land Department since the link's route was confirmed last September, a pace not seen since the 2019 riverfront zoning changes.
Properties within 400 metres of the new on-ramp near Sathorn Pier have drawn particular interest from both local buyers and overseas funds focused on the Khlong San sub-district.

Land Department transaction records show average asking prices for strata-titled units along Soi Charoen Krung 42 rose from 138,000 baht per square metre in January 2025 to 162,000 baht per square metre by the end of June 2026. Commercial shop units facing the new access road near the old Customs House site have seen even steeper movement, with three ground-floor spaces changing hands at 245,000 baht per square metre in May alone.
The Riverside Property Owners Association, which represents 87 buildings between the Taksin Bridge and the river, recorded a 22 per cent drop in vacancy rates for ground-floor retail space over the same period.

Developers expect the second phase of the expressway link, which will add an elevated pedestrian walkway linking directly to the Asiatique pier, to receive final environmental clearance by October. Agents at three local brokerages advise owners within the 800-metre catchment to complete any planned renovations before that date, as the association anticipates another round of price reviews once the walkway tender is published.
Prospective buyers should check the latest flood-protection addendum attached to each title deed, since the expressway contractor is required to raise the adjacent river wall by 1.2 metres along the entire new alignment.
