Riverside East recorded a median apartment price of 58,500 baht per square metre in the second quarter of 2026, according to transaction data from the Riverside Property Registry. That figure sits 12 percent below the January 2025 peak yet remains above the citywide average of 41,200 baht.
The stability matters because foreign and domestic funds have shifted capital into proven riverside pockets after earlier volatility in outer districts. Riverside East benefits from direct access to the new River Express boat pier opened in March 2025 and from proximity to the expanded Sathorn financial corridor.
Established streets still under the radar
Buyers are focusing on River View Road and the short stretch of Soi Charoen 12 that runs behind the old customs house. Both streets sit inside the original Riverside East master plan boundaries set by the Bangkok Metropolitan Authority in 2018. The Riverside Heritage Trust runs a quarterly open-house program on River View Road that draws 40 to 60 local agents each time, keeping transaction flow steady.
Further inland, the Chao Phraya Promenade project completed its final boardwalk segment in late 2025, adding 800 metres of public riverfront between the two streets. Agents report that units with direct promenade views moved at an average 4.2 million baht premium over comparable stock without the outlook.
Numbers that still support entry
Registry records show 187 resales in Riverside East between April and June 2026, up from 142 in the same period last year. Average days on market fell to 47, the shortest since 2023. One three-bedroom unit on Soi Charoen 12 closed at 9.8 million baht on 28 June after 33 days listed, 6 percent under its 2024 valuation but 18 percent above the 2022 purchase price.
Local lenders have kept loan-to-value ratios at 70 percent for properties under 15 million baht, a threshold that covers most stock in the area. Prospective buyers should check the next Riverside Property Registry release scheduled for 15 August and review listings through the Chao Phraya Promenade sales office before the next boat-pier fare adjustment takes effect in September.
