Developers have already optioned three vacant plots along the eastern edge of the suburb while waiting for the new rules that would allow buildings up to eight storeys instead of the current four-storey limit.

Two anchors already in place

Residents point to the daily crowds at Riverside Plaza on Charoen Krung Street and the steady foot traffic through the Bkk Urban Renewal Program office at Soi 8 as proof that demand exists even before formal rezoning. Both sites sit inside the proposed boundary and already draw office workers from nearby logistics firms who want shorter commutes.

Current median apartment prices in Bang Chak stand at 48,500 baht per square metre for units under 60 square metres, according to June 2026 listings compiled by the Riverside Real Estate Association. That figure sits 22 percent below the city-wide median for comparable stock and has remained flat for four consecutive quarters.

Next steps for buyers and owners

Landowners inside the draft zone have until 30 September to lodge submissions with the planning panel. Prospective buyers should verify title deeds against the August maps before committing deposits, as parcels outside the final boundary will keep the existing height caps. Local agents report three new off-market listings hitting their books this week, all priced under 52,000 baht per square metre.
