Riverside Bkk recorded a rental vacancy rate of just 2.1 percent in the second quarter of 2026, according to data compiled by the local housing registry.

Global tensions, including recent U.S. strikes on Iranian targets and uncertainty over NATO commitments, have prompted more residents to delay home purchases and extend their rental stays. This shift has tightened supply in a city already short on new completions after construction delays tied to material shortages earlier in the year.

Competition spikes in riverside districts

Prospective renters now line up for viewings along the Chao Phraya Promenade and near the Riverside Market stalls on Charoen Krung Road. The Bkk Housing Board reports that listings in these zones receive an average of 18 inquiries within 48 hours of posting. Local agents note that applicants often submit offers above the asking rent to secure units before competitors arrive.

One-bedroom apartments near the promenade now command 22,000 to 28,000 baht monthly, up 9 percent from the same period last year. The Riverside Property Association, which tracks listings through its online portal, logged 1,450 active rental searches on July 7 alone, compared with 920 in early June.

Options for buyers and long-term renters

Buyers face their own hurdles, with median condo prices holding at 85,000 baht per square metre in central zones. Those unable to commit now can register with the city’s lease-to-own pilot scheme, which allows tenants to apply a portion of rent toward eventual purchase after 24 months.
