According to data published in the quarterly Riverside Bkk Housing Index, median condo prices in Bang Kho Laem increased 12.8% year-on-year as of June 2026, hitting 126,000 baht per square metre-still a bargain compared to median Sathorn prices reported at 168,000 baht per square metre. The number of property listings targeting ‘new professionals’ has nearly doubled since 2024, local agent Charoen Living Agency reports.
In addition, the Urban Liveability Survey 2026, conducted by Chulalongkorn University’s CityLab, named Bang Kho Laem among the capital’s top five neighbourhoods for upwardly mobile urbanites-citing access to river transport, new F&B offerings, and improving pedestrian infrastructure.
With city rail extensions scheduled to reach within a kilometre of the Charoen Krung riverside in early 2027, developers anticipate Bang Kho Laem’s appeal to only widen. Prospective buyers and renters should act quickly: affordable units listed by major platforms such as DotProperty and Hipflat last just days on the market-especially those along the water or near Charoen Krung Road. As the gentrification wave gathers pace, Bang Kho Laem is likely to see both soaring popularity and increasing competition among young professionals searching for their place on the river’s edge.
