First-home buyers drive Chatuchak starter home inquiries sharply higher.
Inquiries for starter units under 3.5 million baht have risen sharply in the district since the start of the second quarter.

First-home buyer searches in Chatuchak jumped 28 percent in the three months to June compared with the same period last year, according to transaction logs from the district land office.
The increase comes as several new low-rise condominium projects along the northern edge of the weekend market reach completion and release units priced to clear before the rainy season peaks. Mortgage rates have held steady near 3.8 percent for first-time applicants through the Bank of Thailand’s special window for buyers under 35, giving the segment extra room to move.
Street-level activity near Kamphaeng Phet and Lat Phrao
Agents at offices along Kamphaeng Phet 2 Road report that two-bedroom units in the 32-square-metre range are moving fastest, especially those within a five-minute walk of Mo Chit BTS station. Further east, the Chatuchak Community Housing Cooperative has opened a waiting list for 18 resale townhouses on Soi Lat Phrao 15, with asking prices starting at 2.95 million baht after a recent price adjustment by owners.
Both locations sit inside the 2026 Chatuchak District Revitalisation Zone, which offers waived transfer fees for properties under 4 million baht when buyers register before 31 December.
Price evidence and next steps
Land Department data released on 8 July show the median sale price for units under 35 square metres in Chatuchak fell to 3.18 million baht in the second quarter, down 6 percent from the first three months of the year. The same dataset recorded 147 first-home buyer transfers in the district between April and June, the highest quarterly total since 2023.
Buyers who have already secured pre-approval are advised to inspect projects on Kamphaeng Phet 3 Road this weekend, when two developers will hold open-house events with fixed pricing until the end of the month. Those still gathering documents should visit the district office on Phahonyothin Road before the next rate review scheduled for late August.
