Chatuchak Waterfront Prices Surge, Outpacing Rest of North Bangkok
Median prices along the riverfront strip in Chatuchak district rose sharply through the first half of 2026, outpacing other pockets in northern Bangkok.

Median asking prices for waterfront properties in Chatuchak reached 92,000 baht per square metre in June 2026, according to records filed at the Chatuchak Land Office.
The increase follows a steady flow of buyer inquiries since early spring, when several plots near the Lat Phrao canal outlet were released by long-term landowners. Local agents attribute part of the activity to capital moving out of higher-risk overseas markets into established Bangkok districts with direct water access.
Street-Level Activity
Two stretches stand out in current listings. Along Kamphaeng Phet 2 Road, three older shophouse conversions with boat docks changed hands in May at prices between 18 and 22 million baht. Further east, near the northern edge of Chatuchak Park, a row of townhouses on Soi 19 has drawn repeated offers above the posted 14 million baht asking price. Both locations sit within a short walk of the district’s canal ferry pier, which reopened after upgrades in March.
The Chatuchak District Office has also fast-tracked permits for two small waterfront projects on the west side of Phahonyothin Road, one of which includes a 12-metre public walkway along the water. Construction on the first of these is scheduled to begin next month.
Transaction Data and Next Steps
Land Office figures show 67 waterfront transfers completed in Chatuchak between January and June, compared with 41 in the same period last year. Average days on market for listed units fell from 68 to 41 over that span. Buyers are advised to check flood-insurance requirements and canal setback rules before signing contracts, as both can affect final financing terms at local banks.
Prospective purchasers should also review the upcoming extension of the green-line canal boat service, due to add two stops inside Chatuchak by the end of 2027.
