Current listings show one-bedroom units averaging 3.8 million baht, with monthly common fees capped at 2,200 baht in buildings completed before 2020. The Bangkok Metropolitan Administration’s senior housing rebate, extended through December 2026, offers a 15 percent discount on transfer fees for qualifying purchasers.
Prospective buyers should inspect units during weekday mornings to assess noise from the market and confirm lift access before signing reservation contracts at the Land Department office on Vibhavadi Rangsit Road.
