Young professionals priced out of Thong Lor and Ekkamai are shifting north because the same commute time on the BTS reaches both the new offices along Vibhavadi Rangsit Road and the co-working spaces that opened inside JJ Mall last year. The change matters now because Bangkok Bank extended its first-home loan program for buyers under 35 through December 2026, cutting the required down payment to 5 percent on properties below 5 million baht.
Streets drawing the new crowd
The pocket sits between Kamphaeng Phet 2 Road and Soi Lat Phrao 1, a five-minute walk from BTS Chatuchak Park station. Two new low-rise projects, The Base Chatuchak and Chapter One Eco, both finished sales in the first quarter and recorded 70 percent of buyers aged 26 to 34. Tenants already use the 24-hour gym at the Chatuchak District Office sports complex and the after-work craft-beer stalls that line the south side of the market on weekdays.

Current resale data from the Chatuchak Land Office shows median price per square metre at 92,000 baht, still 35 percent below the Sukhumvit average recorded in the same May 2026 report. Agents at the local office of Knight Frank note that units facing the park green now command an extra 8,000 baht per square metre premium. Buyers should check flood-zone maps at the Bangkok Metropolitan Administration district office before signing, then compare current bank rates against the remaining months of the under-35 loan scheme.
