Bangkok's Chinatown Attracts Billions in Baht for Major Development Projects
Billions in baht commitments and measured floor areas mark the shift in Yaowarat and nearby areas.
How we reported this
Asset World Corp has committed 16 billion baht to Woeng Nakornkasem Yaowaraj, a mixed-use project near MRT Samyot station that includes two luxury hotels, 50,000 square metres of retail space and a large underground shopping complex, with full opening targeted for 2029.
Project Investment Totals
Separate plans for historic shophouses along Yaowarat’s main drag carry a 17 billion baht price tag, the largest recorded investment in the neighbourhood, and cover hotels, residences, a pagoda plus a 5.5-floor underground mall. These outlays sit alongside the already completed I’m Chinatown complex, a 40,000 square metre mixed-use development next to Wat Mangkon MRT station.
Retail and Facility Scales
The Woeng Nakornkasem Yaowaraj scheme alone allocates 50,000 square metres to retail uses. Combined with the 40,000 square metres at I’m Chinatown, the two projects add nearly 90,000 square metres of new commercial and mixed-use floor area. The 17 billion baht Yaowarat conversion further expands underground retail capacity through its 5.5-floor mall component.
Timeline and Completion Targets
Woeng Nakornkasem Yaowaraj is scheduled to open fully in 2029. I’m Chinatown has already opened, providing an early example of the scale now under way. Government work on underground power and telecom cabling and the designation of the area as an arts district continue in parallel with these private investments.
The MRT Blue Line extension supplies the main driver for the changes, bringing new stations that place projects such as Woeng Nakornkasem Yaowaraj and I’m Chinatown within direct reach of the transit network. Rising rents and the arrival of e-commerce outlets, hostels and cafes are occurring alongside the larger developments.
Residents and operators can track station openings and project timelines through official MRT announcements and Asset World Corp updates to understand when new retail and hotel capacity will become available.
